Sustainable Development
How We're Different
We approach data center development differently.
We engage with residents early — before all the decisions are made — instead of moving ahead before a community has a chance to understand a project. We explain our plans in plain language, listen to local concerns, and take the time to use that input to shape each project. Our goal is to earn trust and get the project right for the people who live in the community.
We take sustainability seriously. Rather than treating it as an add-on, we build it into the project from the start. This means limiting water usage, retaining stormwater, reducing emissions, protecting and restoring green space, minimizing noise and traffic, and creating lasting benefits for the community. Our team brings specialized experience in clean power, battery storage, electric grid operations, infrastructure finance, and site planning to achieve these goals with measurable accountability.

How a Lighthouse campus compares
Common practice The Lighthouse model
Who pays for power
Common practice
Electric grid costs of serving large facilities like data centers are "averaged" and create negative impact to ratepayers.
The Lighthouse model
Ratepayers are explicitly protected. We pay for our own infrastructure and energy. We bring our own clean energy supply.
How it works: Electric Power
Grid impact
Common practice
New large loads adding power demand at peak hours, driving up capacity payments, system upgrades, and congestion costs.
The Lighthouse model
Grid and ratepayers get positive impact. With our flexible load design, the campus draws when the grid can easily supply it and backs off when grid load is high, raising the overall utilization of transmission infrastructure, reducing rates for customers.
How it works: Anti-cost shifting design
Water
Common practice
Evaporative cooling consuming millions of gallons.
The Lighthouse model
Closed-loop cooling, filled once and recirculated, with ongoing water use comparable to a small office building (or less than a few houses) for on-site human needs.
How it works: Water stewardship
Backup power
Common practice
Diesel generator operation for emergencies, with localized emissions and noise.
The Lighthouse model
Battery energy storage minimizes bulk diesel generators, minimizing their operational need and emissions.
How it works: Carbon-free power
Noise
Common practice
Cooling fans near the property edge, with homes nearby; walls added after the fact help little, because low-frequency hum bends over barriers.
The Lighthouse model
Quiet by design: closed-loop cooling with no noisy evaporative system fans, minimal bulk backup gensets, buildings positioned with large setbacks and noise mitigation at the source, with performance designed to meet or exceed local noise regulations at the property line, verified by ongoing tests and audits.
How it works: Acoustic noise
Deals and transparency
Common practice
Secret deals with NDAs, confidential power contracts, and fast-tracked approvals.
The Lighthouse model
Formal development agreements including community benefits agreements with measurable, enforceable outcomes, reporting on each location page once a project is announced, and grievance mechanisms with clear response timelines.
How it works: Transparency and accountability
Community benefits
Common practice
One-time deals, and few permanent jobs relative to the footprint with community risks outweighing benefits.
The Lighthouse model
A sustainable, community-first site, with a durable property tax base, local hiring and training, community-directed funds, digital skills investments to help residents share in the digital economy this infrastructure serves, and infrastructure funded privately, with no burden on local taxpayers.
How it works: Community benefits
Works for the community
Enforceable benefits, transparent governance, local hiring and training, responsive engagement, and lasting economic value.
Works for the environment
Careful siting with natural buffers and measurable protections for water usage, sound, and preserving site aesthetics.
Works for Business
Reliable, high-performance infrastructure meeting industry technical requirements, delivered at scale.
Works for the grid
Flexible load design using renewable energy that improves grid utilization, supports reliability, and reduces system-wide costs and emissions.
